Buying your first home is such an exciting milestone. It’s also a big decision, and honestly, it can feel a little overwhelming if you’re not sure what to expect. Whether you’re dreaming of a cozy starter home or something you’ll grow into, getting prepared before you start looking will make everything so much smoother.
Here are a few things I always share with my first-time buyers to help them feel confident and ready.
1. Know Your Full Budget (Not Just the Mortgage)
Before you fall in love with a house online, get really clear on your budget. And I don’t just mean the mortgage payment. You’ll also want to factor in things like property taxes, insurance, potential HOA fees, utilities, and regular maintenance.
Also think about your lifestyle. If weekend adventures, brunches, or pet care are part of your normal routine, make sure there’s room for those too.
A good local lender can help you figure out what actually feels comfortable each month, not just what you technically qualify for.
2. Get Pre-Approved Before You Shop
This step is key. Getting pre-approved (not just pre-qualified) means a lender has reviewed your info and is ready to back you. It makes your offer stronger and shows sellers you’re serious.
In a competitive market, that can make all the difference.
3. Make Two Lists: Must-Haves and Nice-to-Haves
There’s no such thing as a perfect house, but the right one for you absolutely exists.
Before you start touring homes, sit down and write two lists. What are your non-negotiables? Maybe it’s a certain number of bedrooms, a backyard for your dogs, or a garage.
Then jot down your nice-to-haves. Things like updated countertops, a big tub, or a walk-in closet. Knowing what really matters helps you stay focused and make smart choices when emotions kick in.
4. Be Ready for a Journey
Some buyers find the right home the first weekend. Others take a little longer. Sometimes your first offer gets accepted. Sometimes it takes a few tries.
All of that is normal. The process can feel like a rollercoaster, but when you have someone guiding you through each step and keeping you informed, it’s a lot easier to stay grounded and excited for what’s ahead.
