It’s one of the most common questions I hear, and the honest answer is... it depends. The real estate market shifts constantly, but there are always opportunities. The key is knowing what’s actually going on and how it affects your specific situation.

Here’s what I’m seeing right now in Northern Nevada and what it means for both buyers and sellers.


For Buyers

Let’s be honest. Buying a home these days takes a little more strategy than it used to. But it’s still very doable, and I’ve helped plenty of people make it happen.

Right now, inventory is sitting a bit longer than it was during the wild days of 2021, which means you might have more options and a little more time to think things through. But if a home checks all the boxes and is priced well, it can still go fast.

Interest rates have come down slightly from earlier highs, and a lot of buyers are getting back out there. Most of them are being more thoughtful now. They’re focused on lifestyle, quality of life, and whether a home really fits their needs.

If you’re thinking about buying, make sure you’re pre-approved, have a clear idea of your must-haves, and feel confident about your budget. Timing the market perfectly is almost impossible. The best time to buy is when you’re ready. I’ll help make sure it’s a smart move when you are.


For Sellers

If you’ve been holding off on selling because of all the scary headlines, take a breath. The Northern Nevada market is still active — it just isn’t quite as frantic as it was a couple of years ago.

Here’s what’s working right now. Homes that are priced right and show well are absolutely selling, especially in places like Sparks, Spanish Springs, South Reno, and parts of Washoe Valley. Buyers are still out there, but they’re being more selective. That means presentation and pricing are everything.

Market Snapshot: Northern Nevada – Summer 2025

Here’s a quick peek at what’s happening locally right now:

  • The average home price in Reno and Sparks is sitting around $540,000. We’re seeing some normal seasonal dips, but values have held strong overall.

  • Homes that are priced correctly are selling in about 35 to 45 days.

  • Inventory is a bit higher than last summer, which is giving buyers more to choose from. That said, it’s still lower than what we saw pre-2020, so it’s not a full buyer’s market.

  • Areas like South Reno, Spanish Springs, and Washoe Valley continue to attract buyers — especially those looking for more space, newer builds, or a little peace and quiet.

  • FHA and VA buyers are still very active. Most are taking their time, but when they find the right fit, they’re serious.
