Thinking of Selling? 5 Things to Do Before You List

If you’re thinking about selling your home, first off — exciting! Whether you're upsizing, downsizing, or just ready for something new, preparing your home the right way can make a huge difference in how fast it sells and how much you walk away with.

Here are five things I always recommend doing before you officially hit the market:

1. Declutter and Depersonalize

Buyers want to picture themselves living in your space, and that’s hard to do if they’re distracted by clutter or personal items.

Take some time to clear off counters, pack up family photos, and simplify each room. You don’t need to remove every bit of personality — just aim for clean, calm, and inviting.

Bonus tip: Start packing early. You’ll have to do it eventually anyway, and it makes moving less stressful.

2. Handle Small Repairs

Loose doorknobs, squeaky hinges, chipped paint, burnt-out bulbs — those little things can add up and leave a buyer wondering what else hasn’t been maintained.

Knock out the small fixes now so your home feels well cared for. If you’re not sure what’s worth doing, I’m happy to walk through your home with you and point out what will matter most to buyers.

3. Freshen Up Curb Appeal

First impressions matter. A lot.

You don’t need a full landscape makeover, but a little sprucing up goes a long way. Trim bushes, pull weeds, lay down some fresh mulch, and maybe add a seasonal pop of color with flowers or planters.

Also, don’t forget your front door. A clean, welcoming entry sets the tone for everything else.

4. Clean Like a Pro (or Hire One)

A sparkling clean home shows better and photographs beautifully.

Pay special attention to kitchens, bathrooms, floors, windows, and baseboards. If it feels overwhelming, a professional deep clean before listing is totally worth the investment.

5. Talk With a Real Estate Professional Early

I can’t tell you how many times I’ve walked into a listing appointment and the seller says, “I wish I’d called you sooner.”

The earlier we connect, the more strategic we can be — from timing and pricing to marketing and staging. Even if you’re just starting to think about it, I’d love to be a resource.

Final Thoughts

Selling your home doesn’t have to be stressful. A little prep, the right plan, and a trusted agent can make the whole experience a smooth one.
